If you want a Yardi Breeze alternative, compare tools on three things: price you can see, contract terms, and fit for your size. Stitch Storage is one option for independent owners with 30 to 300 units: $39 to $99 a month, no contracts, and a free migration in 48 hours.
We make Stitch Storage, so read this page with that in mind. Every Yardi Breeze fact below comes from its own site or a press report, dated as of October 2026. Where we found nothing, we say so instead of guessing.
Who uses Yardi Breeze, and why it is a good product
Yardi Breeze is a cloud property management platform from Yardi Systems. Breeze Premier is its all-in-one option for small to mid-sized self storage operators. Yardi Storage Manager is a separate enterprise tier for institutional operators.
Its strengths are real:
- All-in-one. Online leasing and payments, CRM follow-up, auctions and pricing tools in one system.
- Financial depth. It comes from a property management background, with job costing and role-based permissions.
- Add-ons. Optional marketing, stored goods protection, procurement and forecasting.
- A large company behind it. Yardi Systems also sells an enterprise storage product, so there is a path up.
If this describes what you need, staying with Yardi Breeze can be the right call.
Reasons an owner might look for an alternative
We list only reasons we can source from public pages. None of these is a verdict on the product.
- Quote-only pricing. Yardi's own pricing post says Breeze Premier for self storage requires a conversation to set the price (yardibreeze.com).
- Built for property management first. Breeze serves many property types, so a storage-only owner may not need every module.
- Two tiers. Yardi sells Breeze Premier for small to mid-sized operators and Storage Manager for institutional operators, so check which one your quote covers.
What to look for in any alternative
- A price you can see. Ask for the full monthly cost for your unit count, in writing, including payment processing.
- Contract terms. Month-to-month with no auto-renewal is easiest to leave. Ask how and when prices can rise.
- Features you use today. List what you do each week: online rentals, autopay, late fees, gate codes, lien notices. Check each one in a demo.
- A way out. Ask how you export your own data, and what it costs.
- Migration help. Ask who does the work, how long it takes, and whether you can undo it.

Who should stay with Yardi Breeze
Stay if: you use its accounting and reporting depth, you plan to grow into the enterprise tier, or you manage other property types in Yardi.
Stitch Storage is not the right fit for large multi-site operators with hundreds of facilities or enterprise custom integrations.
How switching to Stitch works
- Request a full export from Yardi Breeze. We found no public export guide for Yardi Breeze as of October 2026. Ask Yardi support for a full export of tenants, units, ledger balances and documents.
- Start the 30-day free trial. No card needed.
- Send the export. Stitch does not have a Yardi Breeze-specific preset. We use the generic spreadsheet preset, which works from any CSV or Excel file with units, tenants, leases and balances.
- Review the validation report and dry run. Nothing live changes until you approve.
- Approve. Migration is free and takes 48 hours from a complete export. You keep renting from your old system until then.
- Roll back if something is wrong.
Units, tenants, leases and balances carry over. Balances appear as "Opening balance" entries in the ledger. Stored card numbers do not carry over, so tenants add a payment method on a secure form. Full steps are in how to switch from Yardi Breeze.
Say you have 120 units and 100 are rented at $95. That is $9,500 a month. After the dry run, check that the Stitch rent roll shows $9,500 before you approve.
