Rent increase calculator and notice generator

A rent increase adds revenue only if fewer tenants leave than the break-even count. Enter your rent, the increase and the number of tenants it covers to see the new monthly and yearly revenue, then make a notice letter with the effective date.

How it works

  • Increase = current rent x percent, or the flat dollar amount
  • New rent = current rent + increase
  • New monthly revenue = new rent x tenants who stay
  • Change = new monthly revenue − (current rent x all tenants)
  • Break-even move-outs = tenants − round up (tenants x current rent ÷ new rent)
  • Effective date = notice date + notice days

Expected move-out is a number you choose. It starts at zero, and the tool does not predict how your tenants will react. Vacated units are assumed to stay empty, so the break-even count is the most you can lose without ending up behind where you are today.

All money is calculated in whole cents, and a half cent rounds up.

The letter fills in your facility, tenant, unit, old rent, new rent and dates. Fields you leave blank stay visible as [placeholders] so a letter cannot go out with a missing name.

Frequently asked questions

How much notice do I have to give for a rent increase?

Your rental agreement and your state law decide that. The tool starts at 30 days and lets you change it, so enter the period that applies to you and check it with your attorney.

What is the break-even move-out count?

It is the largest number of tenants who can leave, with their units staying empty, before your monthly revenue drops below what it is today.

Is the expected move-out percentage a prediction?

No. It is whatever you type in, and it defaults to zero. Use your own history if you have it.

Can I use the letter as is?

It is a plain starting point. Check your rental agreement and state law for required wording, delivery method and timing before you send it.

Is anything I enter saved?

No. Everything runs in your browser. Copy or download the letter to keep it.
