Unit mix calculator
A unit mix sets how many units of each size you build or convert to. Enter your rentable square feet and the share you want in each size to get whole unit counts that fit inside the building, plus the rent at your own rates.

Enter your rentable square feet and a share for at least one size. Shares are the part of the building each size should take.
How it works
- Target sq ft for a size = rentable sq ft x its share
- Units = round down (target sq ft รท unit sq ft)
- Leftover sq ft goes one unit at a time to the size furthest below its target that still fits
- Projected rent = sum of (units x monthly rate)
The unit counts always add up to no more than your rentable square feet. The square foot check shows how much is used and how much is left over.
Projected rent assumes every unit is rented at the rate you enter. It is a gross potential figure, not a forecast. The tool does not suggest a mix or a rate, because both depend on your market.
Frequently asked questions
What mix of unit sizes should I build?
That depends on local demand and what is already vacant nearby. This tool does not recommend one. Use your market research and your own waitlist, then test several mixes here.
Which square feet do I enter?
Enter rentable square feet, meaning the floor area inside the units. Leave out hallways, the office and mechanical space.
Why are some square feet left over?
Units come in whole numbers of fixed sizes, so a few square feet may not fit another unit. Adjust the shares to use them.
What if my shares do not add up to 100 percent?
The tool still works and shows the total. Square feet outside your shares are left unallocated.
