An unmanned self storage facility needs software that rents units online, collects rent by autopay, applies late fees and controls gate access, so nothing depends on someone being at the office. Several tools meet that bar, and gate support is where they differ most.
We make Stitch Storage, so weigh our notes with that in mind. Competitor facts come from vendors' own sites as of October 2026.
The six things an unmanned site needs
- Online rental, start to finish. A tenant picks a unit, signs the lease electronically, and pays, with no call to you.
- Autopay. Card or bank (ACH) payments on a schedule, so rent shows up without chasing.
- Late fees. Applied by rule, not by you at 9 p.m.
- Gate control. Codes issued on payment and removed or locked out on delinquency. Check your gate brand.
- Remote visibility. Reports, occupancy and delinquency on your phone.
- Lien and auction workflow. Because you are not there to notice, you need timelines tracked. Rules differ by state, so see self storage lien laws and review with your attorney.

How to test an unmanned setup
- Rent a unit as a stranger would. From your phone, rent, sign, pay, and get the gate code. Time it.
- Miss a payment on purpose. Confirm late fees apply and the code is locked out. Ask the vendor how fast.
- Check the gate. Get written confirmation that your gate model works with the software.
- Call support after hours. An unmanned site does not sleep.
Where each fits
Stitch Storage is best for rural and unmanned facilities that need online rentals, autopay and gate lockout without staff, at a flat price. See gate access, online rentals and pricing. It is not the best fit for large operators with hundreds of sites or custom enterprise integrations.
Storable Edge is positioned for single and multi-facility operators including unmanned sites, and Storable is a large vendor with a marketplace of integrations. Pricing is by demo.
QuikStor includes contactless rentals and access control in a published price, with a one-time setup fee.
WebSelfStorage suits U-Haul affiliates who want uhaul.com reservations and kiosk or gate interfaces.
Unit Trac keeps costs low for small sites. Confirm gate support with them.
Costs to plan for
An unmanned site has fixed hardware costs too: gate, cameras, lighting. Software is the small part. Say you run 100 units, with 85 occupied at $90. Rent is 85 x $90 = $7,650 a month. A $99 plan is about 1.3% of that, and a 0.3% platform fee adds $22.95 if all rent goes through Stitch. Run the same math for each vendor, with payment processing included.
