Best self storage software for small facilities

For a facility with 30 to 300 units, the best software has a price you can see, no long contract, online rentals and autopay, and a setup that does not cost thousands. This page compares small-facility options on those points, including Stitch Storage.

For a facility with 30 to 300 units, the best software has a price you can see, no long contract, online rentals and autopay built in, and a setup that does not cost thousands. Several tools meet that bar, and they differ on how they charge. This page compares them as of October 2026.

We make Stitch Storage, so weigh our notes with that in mind. Competitor facts come from each vendor's own site and are dated. If a vendor does not publish a number, we say so.

What small facilities need

A 60-unit rural site and a 600-unit city site do not need the same tool. For small owners, five things matter most.

  • A price that scales with you. Per-unit pricing is cheap at 40 units and grows with you. Flat pricing is steady as you add units.
  • Little or no setup cost. A one-time fee of $999 is a lot against a $39 to $100 monthly bill.
  • Month-to-month terms. You may not know in year one how the site will do.
  • Rent and pay without staff. Online rentals, autopay and late fees do the front desk work.
  • Easy exit. You should be able to export your data at any time.

Price at your size

Say your unit count is 40, 100 or 200. Using only prices published on each vendor's site as of October 2026, software fees are:

ToolPublished pricing40 units100 units200 units
Stitch StorageStarter $39 (up to 50 units), Pro $99 (unlimited)$39$99$99
Unit Trac$0.70 per unit, $30 minimum$30$70$140
QuikStor$1 per unit, cap $295 per facility, plus $999 one time$40$100$200
WebSelfStorage$44.95 flat ($34.95 for U-Haul dealers)$44.95$44.95$44.95

Notes on reading this table:

  • The Unit Trac figure at 40 units is the $30 minimum, since 40 x $0.70 is $28.
  • QuikStor's $999 implementation fee is one time. Its website is a separate $25 a month per facility.
  • Stitch adds a 0.3% platform fee on rent processed, plus card or ACH processing through Stripe. Other vendors' payment processing fees are separate too, so ask each one for its rate.
  • WebSelfStorage's homepage does not say how the price changes with unit count. Confirm that with them.

Vendors that do not publish prices include SiteLink and Storable Edge (quote after demo), and Storable Easy (we could not confirm a price on the vendor site). 6Storage says it charges a flat rate per unit but shows no number. Ask each for a written quote with every fee itemized.

Options for small facilities

Stitch Storage

Starter at $39 a month covers one facility with up to 50 units. Pro at $99 covers one facility with unlimited units. Added facilities are $59 a month. Online rentals, autopay, late fees, a ledger, lien timelines by state, gate codes, a free facility website and reports are included. No contracts, a price lock, a 30-day free trial with no card, and free migration in 48 hours.

Best for: independent owners with 30 to 300 units who want one public price. See pricing. Not the best fit for: operators with hundreds of facilities or custom enterprise integrations.

Unit Trac

Per-unit pricing at $0.70, $30 minimum, published on its homepage. It lists lease management, a facility map, integrated payments, a website, a customer portal and QuickBooks integration. Contract terms are not disclosed on the homepage.

Best for: very small owner-operators who want the lowest per-unit cost.

QuikStor

Publishes $1 per unit per month, capped at $295 per facility, with all features included. Month-to-month, 30 days notice. The one-time $999 implementation fee includes hands-on setup of facilities, units, rates and tenants.

Best for: owners who want a full feature set and do not mind a setup fee.

WebSelfStorage

A low flat price of $44.95 a month, built for the U-Haul Self-Storage Affiliate Network and its uhaul.com reservations.

Best for: U-Haul affiliates. If you are not an affiliate, the uhaul.com link matters less.

Storable Edge and Storable Easy

Both come from Storable. Storable Edge (formerly storEDGE) is positioned for single and multi-facility operators, including unmanned sites, and states month-to-month terms. Storable Easy (formerly Easy Storage Solutions, bought by Storable in 2020) is aimed at small operators. Pricing is quote based for Edge. See our Storable alternatives page.

Best for: owners who want a large, established vendor and are comfortable getting a quote first.

6Storage and Storeganise

6Storage sells software with websites, access control and tenant protection, and says it does not lock customers into long-term contracts. Storeganise lists free setup, an open API and a baseline example of $90 a month, with data migration packages priced separately.

Best for: 6Storage suits owners who want access control from the same vendor. Storeganise suits owners who want to connect their own tools.

A simple way to choose

  1. Count your units today and where you expect to be in two years.
  2. Take the pricing table above and add the payment fees each vendor quotes.
  3. Rule out anything with a long contract you cannot read before signing.
  4. Start a free trial where one is offered and enter 10 real units. If you cannot do it in 20 minutes, the tool may not fit.
  5. Ask about export. You should be able to leave.

For the bigger picture, see the full best self storage software comparison and our guide to running a small facility. If you are already on other software, free migration explains how a move works.

Frequently asked questions

What is the cheapest software for a 50-unit facility?

On published prices as of October 2026: Unit Trac at $0.70 per unit is about $35 a month for 50 units, Stitch Starter is $39 a month for up to 50 units, WebSelfStorage is $44.95 a month, and QuikStor at $1 per unit is $50 a month. Payment processing and setup fees are extra in some cases.

Do I need a different tool for a small facility?

Not always, but tools built for large portfolios can include features and price tiers a small site does not use. Check what you would use daily: rentals, autopay, late fees, reports, gate codes.

How long should I commit to software?

For a small facility, month-to-month is lower risk. Ask any vendor for contract length, renewal terms and price-increase terms in writing.

Can I move my existing tenants to new software?

Yes, most vendors import data. Stitch migrates for free in 48 hours. Stored card numbers usually cannot move between payment processors, so tenants re-enter their payment method.
