Self storage software for small facility owners

The right software for a small storage business has a public flat price, runs without a full-time office, and moves your data for free. Stitch Storage costs $39 to $99 a month and is built for 30 to 300 units.

A small storage business needs software with a price you can read, setup you can finish in a day, and no minimum term. Stitch Storage is built for that owner: one to three facilities, 30 to 300 units, from $39 a month.

What small owners tell us they need

You probably have another job, a family or a farm. The office is a phone and a truck. So the software has to do three things: take rent without you, show you who is late, and keep you safe on the legal side.

Pick a plan in two minutes

Your facilityPlanMonthly price
Up to 50 unitsStarter$39
51 units or morePro$99
A second or third siteAdditional facility$59 each

Platform fee: 0.3% on rent processed through Stitch. 30-day free trial, no card. Price lock: it never goes up while you are a customer. No contracts.

Worked example: a 60-unit rural site at $70 average rent collects $4,200 a month. Pro is $99 and the fee is 0.3% x $4,200 = $12.60. Software cost is $111.60, or about $1.86 per unit. If you stay at 50 units on Starter at $39, with $3,500 collected, the fee is $10.50 and the total is $49.50.

How a small owner runs the facility with it

  1. Import or enter your units. Use the importer if you have a spreadsheet or old software.
  2. Connect Stripe. You create an Express account, so rent goes to your own Stripe account. Stripe handles the identity checks.
  3. Publish your website. It is free and lives at stitchstorage.com/f/your-facility. Add photos and prices.
  4. Turn on online rentals and autopay. New tenants sign, pay and receive a gate code on their phone.
  5. Set late fee and lockout rules. The system applies them on schedule.
  6. Check in weekly. Open reports, scan past-due tenants, and call the two who matter.

Fit

Stitch is not for operators with hundreds of facilities. For everyone else in the 30 to 300 unit range, it is built to be the calm choice. See the roundup for small facilities and the pricing page.

The real cost of "free" and "cheap"

A tool can look cheap and cost more. Watch for these.

Cost to checkWhat to ask
Setup feeIs there one? Stitch has none.
Per-unit pricingWhat is the bill at 50, 100 and 200 units?
Payment feesWho sets them, and are they public?
Add-on modulesIs online rental, gate or website extra?
MigrationIs it free or billed by the hour?
ExitCan you leave and take your data?

Stitch publishes all of these. The plan price is the plan price. The 0.3% platform fee is on rent processed. Stripe's own fees are separate and Stripe sets them.

Worked comparison of your time

Say you spend 6 hours a week on office tasks at a 60-unit facility: sending reminders, writing receipts, answering "is a 10x10 open." If online rentals, autopay and a live availability page cut that to 3 hours, you get back 12 hours a month. At Pro $99 plus $12.60 in platform fees, that is $111.60 a month. Your own hourly value decides if that is worth it. The numbers here are an example, not a promise.

Mistakes small owners make

  • Waiting for a perfect setup. You can start with the basics and add rules later.
  • Letting autopay stay optional forever. Offer a first-month special for tenants who choose autopay.
  • No written policy. Late fee, lockout and lien steps should be in the lease and on a sign.
  • Not checking state rules. Lien law is by state. See self storage lien laws for a start and speak with an attorney. This is general information, not legal advice.
