How it works

  • Daily method: first charge = monthly rent x days covered ÷ days in that month
  • 30-day method: first charge = monthly rent x days covered ÷ 30
  • No proration: first charge = one full month
  • Anniversary billing: first charge = one full month, due again on the same day next month

With first-of-month billing, a tenant who moves in part way through a month pays for the rest of that month, then full rent from the 1st. A move-in on the 1st is a full month. With anniversary billing every month runs from the move-in date, so there is nothing to prorate.

Days covered include the move-in day through the last day of the month. Money is calculated in whole cents and a half cent rounds up. The calculation uses the same functions Stitch uses to bill.

Frequently asked questions

What is the difference between first-of-month and anniversary billing?

First-of-month billing puts every tenant on the same due date and prorates the first partial month. Anniversary billing makes each tenant’s due date the day they moved in and charges a full month each time.

Should I prorate by actual days or by a 30-day month?

Actual days is the most exact, because a day in February costs more than a day in July. A 30-day month is simpler to explain. Either is fine if your rental agreement says which you use.

How does rounding work?

The result is rounded half up to the nearest cent, once, at the end.

Does this cover move-out proration?

No. This tool covers the first charge for a new tenant only.
