To switch from Yardi Breeze, ask for a full export of units, tenants, leases, balances and payment history, send it to Stitch Storage, and we load it for free in 48 hours. You keep renting from your old system until you approve the move.
Yardi Breeze is a product many owners use, and this guide is for owners who have already decided to move. All Yardi Breeze facts are as of October 2026 and come from the sources listed on this page.
Before you start
- Read your agreement. Contract terms are not public. Read your agreement for billing term, renewal date and notice period.
- Do not cancel yet. You need the old system for the export and until you approve the new one.
- Pick a quiet week, not the first of the month when rent is due.
- Note what depends on Yardi Breeze. Check these before cutover: any QuickBooks or accounting connection, auction records, role-based user permissions you set up, add-on services such as stored goods protection.
Step 1: Export from Yardi Breeze
We found no public export guide for Yardi Breeze as of October 2026. Ask Yardi support for a full export of tenants, units, ledger balances and documents. So the safest request is a written one:
Please send a full export of my units, tenants, leases, balances and payment history.
Ask for CSV or Excel files. Ask for:
| Data | What to include |
|---|---|
| Units | Unit number, size, type, rate, status (occupied, vacant, reserved) |
| Tenants | Name, phone, email, mailing address |
| Leases | Move-in date, rent, paid-through date, unit |
| Balances | Amount owed or prepaid for each tenant |
| Payment history | Dates and amounts |
| Documents | Signed leases, if available as files |
If Yardi Breeze lets you run reports and download them yourself, a rent roll, a tenant list and an aged balances report cover most of the list. If anything is missing, ask support again before you move on.
Step 2: Start a free trial
Sign up for the 30-day trial with no card. This gives you a workspace to import into.
Step 3: Upload and review
Stitch does not have a Yardi Breeze-specific preset. We use the generic spreadsheet preset, which works from any CSV or Excel file with units, tenants, leases and balances.
- Upload the files.
- Read the validation report. It flags duplicates, missing fields and balances that do not add up.
- Fix issues in the file, or tell us and we fix them.
- Run a dry run. Nothing live changes.
- Approve. We complete the migration for free.
- If something is wrong, roll back.
Timeline
| When | What happens |
|---|---|
| Day 0 | You request the export and start the trial |
| Day 1 to 3 | Export arrives (depends on Yardi Breeze support) |
| Hour 0 | You upload the complete export |
| Hour 0 to 48 | Validation, dry run, and import |
| Cutover | You approve and go live |
| Week 1 | Tenants re-enter payment methods |
Say you have 120 units, 108 occupied, at $95. Rent is 108 x $95 = $10,260 a month. After the dry run, check that the rent roll in Stitch also shows $10,260 before you approve.
What carries over
| Item | Moves? | Notes |
|---|---|---|
| Units and rates | Yes | Sizes, status, rent |
| Tenants and contacts | Yes | Name, phone, email, address |
| Leases | Yes | Start dates and terms |
| Balances | Yes | Shown as "Opening balance" in the ledger |
| Stored card numbers | No | Held by your old payment processor |
| Gate codes | Check | Depends on your gate system |
| Lien status | Review | Confirm with your attorney |
What tenants must do
Card numbers are held by your old payment processor, and processors generally do not hand them to a new vendor. Tenants re-enter a payment method on a secure Stripe form. Bank (ACH) payments need a new mandate, and Stripe says they can take up to 4 business days to confirm.
- Send a short note a week before cutover: "We are moving to a new payment system. You will get a link to add your card or bank account."
- Send the link on cutover day.
- Remind tenants before their due date.
- Hold off on late fees for those tenants until their new method is on file.
Cutover-day checklist
- Rent roll total in Stitch matches Yardi Breeze
- Tenant count matches
- Opening balances spot-checked on five tenants
- Stripe account connected
- Gate codes tested
- Tenant notice sent
- Checked: any QuickBooks or accounting connection
- Checked: auction records
- Checked: role-based user permissions you set up
- Yardi Breeze kept running until the first payments clear
If something does not match
Small mismatches are normal in a first export. A missing phone number, a unit listed twice or a balance that is off by a few dollars will show up in the validation report. Fix them in the file or tell us, and run the dry run again. Because you keep renting from Yardi Breeze until you approve, there is no deadline pressure. If the totals still do not agree with your rent roll, do not approve yet. Ask for a corrected export first.
