Self storage software is the program that holds your units, tenants, leases and payments, and does the routine work for you: billing rent, adding late fees, shutting off a gate code when someone falls behind, and tracking a lien from the first notice to the sale. Stitch Storage is self storage software for independent owners, made by Hive Asset Group, LLC. It is best for independent facilities with 30 to 300 units.
The problem it solves
Most small owners start with a notebook or a spreadsheet. That works at 20 units. At 80 it starts to hurt. You forget who paid, a late fee is missed, and a tenant texts at 9 p.m. asking if you have a 10x10. If you also run a day job, every one of those small tasks eats an evening.
Good software removes the repeat work so you only handle exceptions. That is the whole point.
What Stitch does, step by step
- A renter finds your unit. Your free facility website shows sizes, prices and live availability.
- They rent online. The online rental flow takes them through unit choice, details, ID, e-signed lease and payment. They get a gate code at the end.
- Rent bills itself. Autopay charges the card or bank account each month. Money goes to your own Stripe account.
- Late fees post on schedule. The ledger records every charge, payment and fee, so you can answer "what do I owe" in one click.
- Access follows payment. If rent is late, the gate code can turn off under your rules, and turn back on when the tenant pays.
- Liens stay on track. Lien and auction management shows the timeline for your state. It is general information, not legal advice, so review it with your attorney.
- You check the numbers. Reports show rent roll, occupancy and who is behind.
What it costs
| Plan | Price | Covers |
|---|---|---|
| Starter | $39 per month | 1 facility, up to 50 units |
| Pro | $99 per month | 1 facility, unlimited units |
| Additional facility | $59 per month | Each extra facility |
There is also a 0.3% platform fee on rent processed through Stitch. Your price is locked: it never goes up while you are a customer. There are no contracts, and you can export your data anytime. Full details are on the pricing page.
Worked example: say you have 120 units at $95 average rent and everyone pays through Stitch. You collect $11,400 a month. The 0.3% fee is $34.20. Add Pro at $99 and your software bill is $133.20 a month, about $1.11 per unit. Stripe also charges its own processing fees, set by Stripe, so check those in your Stripe account before you start.
What to look for in any storage software
Use this list when you compare tools, ours included.
| Question to ask | Why it matters |
|---|---|
| Is the price published? | You should know the monthly bill before a sales call. |
| Is it per unit or flat? | Per-unit pricing grows as you fill up. |
| Who holds the rent money? | Rent should land in your account, not sit with the vendor. |
| Does it take online rentals and autopay? | These cut your office time and late payments. |
| Can it lock out late tenants? | Gate control saves trips to the site. |
| Does it track liens by state? | Mistakes here can cost you a sale. |
| Is there a contract? | You want the freedom to leave. |
| Can you export your data? | Your records belong to you. |
| Will they migrate you? | Moving is where most owners stall. |
How switching works
Stitch has import presets for SiteLink, storEDGE, Easy Storage Solutions, Storage Commander, QuikStor, Syrasoft and plain spreadsheets. You send us your export, we check it for gaps and move it, and your units, tenants, leases and balances are in place in 48 hours. You keep renting while we work. Read more on the migration page or switch to Stitch.
Who it is not for
If you run hundreds of facilities or need custom enterprise integrations, Stitch is the wrong tool. If you want a different mix of options, see our best self storage software roundup and the guide on how to choose self storage software.
Where the industry stands
The Self Storage Association is the industry trade group and a good place to learn about standards and education for owners. Software is one tool in that bigger picture. It does not replace good locks, clean units or a fair price.
A first-week plan
Owners often ask what the first seven days look like. Here is a plan that works for a facility of about 100 units.
- Day 1. Start the trial. Add your facility name, address and hours. Create your Stripe Express account so rent has somewhere to land.
- Day 2. Send your unit list or old-system export. Read the validation report and fix gaps such as missing rates or duplicate tenants.
- Day 3. Set rules: due date, grace period, late fee amount and the day a gate code turns off. Write them down so they match your lease.
- Day 4. Add photos to your facility page and check that prices are right.
- Day 5. Test a rental yourself on your phone. Rent the cheapest unit, pay, then move it out.
- Day 6. Tell current tenants about autopay and the new payment page.
- Day 7. Open the reports and note your starting occupancy and past-due total.
Common mistakes when choosing software
- Buying on the demo. Ask to see the same screens you will use on a slow Tuesday, such as the past-due list.
- Ignoring exit terms. If you cannot export your data, leaving gets hard. Stitch lets you export anytime.
- Paying per unit as you grow. A price that rises as you fill units punishes success. Pro is flat.
- Skipping the legal check. Lien rules differ in every state. Software helps with dates and records, and an attorney confirms the plan.
- Forgetting tenants. If the pay page is hard on a phone, your late rate goes up.
What we do not claim
We do not publish ratings, customer counts or a list of logos. Judge the product by the trial, the public price and the free migration. Compare it fairly using the checklist above and our roundups of the best self storage software.
