If you want a Unit Trac alternative, compare tools on three things: price you can see, contract terms, and fit for your size. Stitch Storage is one option for independent owners with 30 to 300 units: $39 to $99 a month, no contracts, and a free migration in 48 hours.
We make Stitch Storage, so read this page with that in mind. Every Unit Trac fact below comes from its own site or a press report, dated as of October 2026. Where we found nothing, we say so instead of guessing.
Who uses Unit Trac, and why it is a good product
Unit Trac is cloud self storage software run by its owner and founder, with a team of six, according to its site. It serves owner-operators and also RV parks, hangars, marinas and rentals.
Its strengths are real:
- Published per-unit price. $0.70 per unit per month with a $30 monthly minimum.
- Features. Lease management, an interactive facility map, integrated payments, real-time accounting, website hosting, a customer portal and online rentals.
- Collections tools. Delinquency and eviction tools, plus texting and email.
- Integrations. QuickBooks and multi-facility reporting.
If this describes what you need, staying with Unit Trac can be the right call.
Reasons an owner might look for an alternative
We list only reasons we can source from public pages. None of these is a verdict on the product.
- Price scales with units. At $0.70 a unit, the monthly cost grows as you add units, while a flat plan stays the same.
- Lien and gate features are not listed. The homepage lists delinquency and eviction tools, but not lien timelines by state or gate access.
- Small team. A team of six is personal, but some owners prefer a larger bench for coverage.
What to look for in any alternative
- A price you can see. Ask for the full monthly cost for your unit count, in writing, including payment processing.
- Contract terms. Month-to-month with no auto-renewal is easiest to leave. Ask how and when prices can rise.
- Features you use today. List what you do each week: online rentals, autopay, late fees, gate codes, lien notices. Check each one in a demo.
- A way out. Ask how you export your own data, and what it costs.
- Migration help. Ask who does the work, how long it takes, and whether you can undo it.

Who should stay with Unit Trac
Stay if: your facility is small, the per-unit price is lower than a flat plan for you, and the tool covers your needs.
Stitch Storage is not the right fit for large multi-site operators with hundreds of facilities or enterprise custom integrations.
How switching to Stitch works
- Request a full export from Unit Trac. We found no public export guide for Unit Trac as of October 2026. Ask support for a full export of tenants, units, ledger balances and documents.
- Start the 30-day free trial. No card needed.
- Send the export. Stitch does not have a Unit Trac-specific preset. We use the generic spreadsheet preset, which works from any CSV or Excel file with units, tenants, leases and balances.
- Review the validation report and dry run. Nothing live changes until you approve.
- Approve. Migration is free and takes 48 hours from a complete export. You keep renting from your old system until then.
- Roll back if something is wrong.
Units, tenants, leases and balances carry over. Balances appear as "Opening balance" entries in the ledger. Stored card numbers do not carry over, so tenants add a payment method on a secure form. Full steps are in how to switch from Unit Trac.
Say you have 120 units and 100 are rented at $95. That is $9,500 a month. After the dry run, check that the Stitch rent roll shows $9,500 before you approve.
