If you want a Tredds alternative, compare tools on three things: price you can see, contract terms and fit for your size. Stitch Storage is one option for independent owners with 30 to 300 units: $39 to $99 a month, no contracts, and a free migration in 48 hours.
We make Stitch Storage, so read this page with that in mind. Every Tredds fact below comes from its own site, a press report or a review listing, dated as of October 2026. Where we could not confirm something, we say so.
Who uses Tredds, and why it is a good product
Tredds Self Storage Software is Windows-based desktop software from Tredds Software Solutions in the West Alexander, Pennsylvania area. A Capterra listing says the company was founded in 1996 and that its customers mostly have 50 to 450 units. It integrates with Authorize.net and PayPal for payments. (Do not confuse it with THREDDS, an unrelated scientific data server.)
It is aimed at very small operators, mostly 50 to 450 units per its Capterra listing. Its strengths are real:
- You own the license. A Capterra listing describes a one-time perpetual license with no monthly or yearly licensing fee. Reviewers value owning the software rather than leasing it.
- Simple day-to-day tools. A customer database searchable by name, phone or unit ID, and simple reports.
- Access control for staff. Password-protected, role-based employee access, plus data archiving.
- Support. Reviewers on Capterra rate customer service highly.
- Low cost for small sites. Reviewers call it inexpensive for small operations.
Why some owners look for an alternative
We list only reasons we can source, or that are neutral. Source: Capterra listing and reviews, GetApp listing, October 2026.
- Desktop software. It runs on Windows. Some owners want to see rent and tenants from a phone or any browser without a dedicated PC.
- Online rentals and autopay are not listed. The feature lists we found do not mention online rentals or a tenant portal. Ask the vendor.
What to look for in an alternative
- A published price, or a written quote with every fee itemized.
- Month-to-month terms.
- Online rentals, autopay and late fees that work without staff.
- Lien and auction timelines for your state.
- A free or low-cost migration, and a clear way to export your data later.
- Support that answers when your gate or payments break.
Our guide to choosing self storage software covers these in more depth.

Who should stay with Tredds
- Your current setup is simple, your PC is reliable and you like owning the license.
- You want no monthly software fee and do not need online rentals or a tenant portal.
- Your staff know the program and your reports already do what you need.
Stitch is not the right fit for operators with hundreds of facilities or enterprise custom integrations.
How switching to Stitch works
- Get your export from Tredds. We found no published export guide for Tredds. Because it runs on a Windows PC, your data probably sits in files on that computer (our inference, not a sourced fact), so ask Tredds support how to export it to Excel or CSV. Ask for a full export of units, tenants, leases, balances and payment history. See how to switch from Tredds.
- Start a free trial. 30 days, no card.
- Upload your files. Stitch does not have a preset built for Tredds, so we use the generic spreadsheet preset. You send Excel or CSV files and we map the columns.
- Read the validation report. It flags duplicates, missing fields and balance mismatches.
- Run a dry run. Nothing live changes.
- Go live, and roll back if something is wrong. Free, within 48 hours of a complete export.
Balances come in as "Opening balance" ledger entries. Stored card numbers do not carry over, so tenants re-enter a payment method. Details are on free migration and switch to Stitch.
Because Tredds is a one-time license, there is probably no monthly bill to cancel (confirm with your own license terms). Keep the old PC and its data safe until you approve the move. Compare plans on the pricing page. See also what Tredds costs.
