Storage facility software handles the business side of a site so you do not need a full-time office: it rents units, bills tenants, controls the gate and tracks liens. Stitch Storage is built for owner-operators with 30 to 300 units.
Who the owner-operator is
You own the land or the buildings, and you also do the work. Maybe you mow, answer the phone, and show a unit on Saturday. The software needs to take the repeat tasks off your list, not add a new job.
Four jobs to hand over
| Job | Manual way | In Stitch |
|---|---|---|
| Take a rental | Phone, paper lease, cash or check | Online rental with e-sign and payment |
| Collect rent | Mailing, knocking, reminders | Autopay by card or bank |
| Open the gate | Hand out codes | Per-tenant codes, lockout when late |
| Handle default | Track notices on paper | Lien timeline by state with a log |
A week with the software
- Monday. Open the dashboard. Two move-ins came in online over the weekend.
- Tuesday. Check delinquency. Three tenants are past due. Late fees posted on schedule and one tenant's code was turned off.
- Wednesday. A tenant pays by card; the lockout lifts.
- Thursday. Review the rent roll, then the occupancy report.
- Friday. A lien step comes due. Review it with your attorney, send the notice, and the log records it.
The routine work happens on its own, and you step in only for exceptions.
Worked example
Say you own 140 units at $88 average rent, 126 rented. Rent collected is 126 x $88 = $11,088. If a part-time manager costs $1,200 a month, software at Pro $99 plus a 0.3% fee of $33.26 costs $132.26. Software does not replace site care, but it can shrink the hours you need. Your real numbers will differ.
Checklist: what a facility owner needs
| Need | Look for |
|---|---|
| Rental after hours | Mobile online rental |
| Rent that arrives | Autopay to your own account |
| Gate control | Codes tied to payment status |
| Legal steps | Lien timelines by state, attorney review |
| Numbers | Rent roll, occupancy, delinquency |
| Leaving | Export and no contract |
Access and security
Gate codes follow the account: new tenants get one, past-due tenants lose it, and paying tenants get it back. See gate access. Cameras and locks are separate hardware. For an unmanned site, read the unmanned facility software page.
Money
Starter is $39 a month for one facility up to 50 units. Pro is $99 a month for unlimited units. Additional facility is $59. A 0.3% platform fee applies to rent processed, and rent goes to your own Stripe Express account. Your price is locked for as long as you are a customer. See pricing.
Moving in
Free migration in 48 hours from SiteLink, storEDGE, Easy Storage Solutions, Storage Commander, QuikStor, Syrasoft or a spreadsheet. See self storage management software for the daily workflow.
A closer look at tenants and leases
The tenant record is where your daily work lands. Stitch keeps contact details, lease dates, rent, protection plan choice, ledger, message history and gate code on one page. When someone calls to ask about their account, you can answer from one screen.
Leases are e-signed at move-in, online or in the office, and kept with the tenant. Texts and emails use templates with merge fields, and SMS consent, STOP and HELP, and quiet hours in your time zone are handled so you stay on the right side of the rules. If you send reminders, send them at the same time each month so tenants learn the rhythm.
Facility-level questions
| Question | Where to look |
|---|---|
| How full am I? | Occupancy report, by unit and by square foot |
| Who is behind? | Delinquency aging |
| What did I collect? | Revenue and payout reconciliation |
| Which rows are empty? | Facility map |
| What did I charge last year? | Rate change history |
If you own more than one site
Add each facility under one account at $59 a month. Use the facility switcher at the top of the dashboard to move between them. Each site has its own units, tenants, page and Stripe-linked payouts as you set them up. For two or three sites, this keeps one login, one price list and one place to run reports.
Risks to plan for
Software does not replace insurance, locks, lighting and a plan for break-ins. It does not make a bad location good. It will not change your state's lien law. It is a tool for the office side of the business. Pair it with good site care, and with an attorney for lien steps. This is general information, not legal advice.
Where to go next
If your site is unmanned, read unmanned storage facility software. For access control, see gate access. For the plan details, see pricing.
