Self storage management software without the learning curve

Self storage management software handles the daily running of a facility: units, tenants, rent, late fees, access and liens. Stitch Storage puts these in one dashboard for independent owners with 30 to 300 units.

Self storage management software is the system you use every day to run a facility: it keeps your unit list, tenants and leases, bills rent, adds late fees, controls gate access, tracks liens and reports on results. Stitch Storage does all of that in one dashboard, made for independent owners with 30 to 300 units.

What "management" really means

Management is the work between the rental and the move-out. A rental page gets the tenant in the door. The hard part is the next 18 months: the first of the month, the card that expires, the tenant who is 20 days behind, and the unit that needs a lien notice.

Here is what that looks like when software carries it.

The daily workflow in Stitch

  1. Open the dashboard. It lists vacant units, rent due, past-due tenants and recent move-ins.
  2. Check what is past due. Open the delinquency view. Each tenant shows days late, balance and the next step on your schedule.
  3. Move someone in. The wizard picks the unit, rate, any promotion, proration, fees and protection plan. The lease is e-signed, payment is taken and a gate code is issued. Staff can finish it in under three minutes.
  4. Review the ledger. Each tenant has a ledger of charges, payments, late fees and credits. Imported balances show as "Opening balance."
  5. Run a report. Rent roll, occupancy and aging reports export to CSV and PDF.
  6. Handle a lien. Pick the tenant, see the timeline for your state, send the notice and log each step. This is general information, not legal advice, so review it with your attorney.

What it costs

Starter is $39 a month for one facility and up to 50 units. Pro is $99 a month for one facility with unlimited units. Each additional facility is $59 a month. A 0.3% platform fee applies to rent processed through Stitch. Your price never goes up while you are a customer, and there is no contract.

Worked example: you run two facilities of 90 units each at $85 average rent. You pay $99 for Pro plus $59 for the second site, which is $158. Rent processed is 180 x $85 = $15,300, so the 0.3% fee is $45.90. Total about $203.90 a month, before Stripe's own processing charges.

Switching from another system

Stitch reads exports from SiteLink, storEDGE, Easy Storage Solutions, Storage Commander, QuikStor, Syrasoft and spreadsheets. Migration is free and takes 48 hours, with a validation report, a dry run and the option to roll back. See the migration page.

Where Stitch is not the fit

Stitch is built for one to three facilities. If you operate a large portfolio with custom integrations, you need an enterprise product. For the full buyer view, start with self storage software.

A closer look at the ledger

The ledger is the heart of management software, and the part owners trust least in a new system. In Stitch each tenant's ledger lists every charge, payment, late fee and credit in date order, with who triggered it. If a tenant says "I paid on the 3rd," you can open the ledger and see the card payment or bank debit, its date and whether it cleared.

For a bank (ACH) payment, Stripe says confirmation can take up to 4 business days, so a payment can show as pending before it settles. If it fails, the ledger shows the failure and your late fee rules take over.

Settings you should decide before you start

SettingQuestion to answer
Billing dayEveryone on the 1st, or each tenant on their move-in date?
Grace periodHow many days before a late fee?
Late feeFlat amount or percentage, and what your lease and state allow
Lockout dayWhen does the gate code turn off?
Protection planOffered at move-in or not?
NoticesWhich emails and texts go to tenants?

Your lease should match these settings exactly. If you are not sure what your state allows for late fees, check your statute and ask an attorney. This is general information, not legal advice.

Who this suits

Stitch fits owners who want one calm place to work, who hold 30 to 300 units per site, and who prefer to see a price before a call. It does not suit a portfolio owner who needs custom enterprise integrations. Owners with a few sites can add facilities at $59 a month each.

Frequently asked questions

What is self storage management software?

It is a program that tracks units, tenants and leases, collects rent, applies fees, controls access and reports on how the facility is doing.

How is management software different from a rental website?

A rental website only takes new rentals. Management software also runs billing, ledgers, late fees, gate codes, liens and reports after the tenant moves in.

Can I run more than one facility?

Yes. Each additional facility is $59 a month on top of your first plan.

How long does it take to learn?

The move-in flow is a short guided wizard. Most owners work from the dashboard, which lists what needs attention today.
