RV and boat storage software tracks each parking space or bay by size, bills the monthly rent, controls the gate and follows the lien process. Stitch Storage works for outdoor and vehicle storage as well as enclosed units, with a flat price from $39 a month.
How vehicle storage differs
An RV lot is not a row of 10x10s. Spaces are long, gates are wide, and customers come and go with the seasons. You also care about different details: the vehicle, the plate, the length, and sometimes a covered or uncovered choice.
Setting up your lot in Stitch
- Define space types. Examples: 12x30 uncovered, 12x40 uncovered, 14x45 covered bay.
- Set a rate per type. A bigger space gets a higher rate.
- Lay it out. Use the facility map Row tool to draw a row of spaces, with a site plan as a tracing background if you have one.
- Publish. Spaces show on your free facility page for online rental.
- Rent. The tenant picks a space, signs and pays. A gate code is issued.
- Bill. Monthly autopay by card or bank account.
- Follow up. Late fees, lockout and the lien timeline run as for any unit.
Worked example
Say you have a lot with 20 spaces at $75 (12x30), 12 at $110 (12x40) and 4 covered bays at $160. Fully rented, that is 20 x $75 + 12 x $110 + 4 x $160 = $1,500 + $1,320 + $640 = $3,460 a month. With 32 of 36 spaces rented, assume the vacant four are 12x30 spaces: rent is $3,460 - 4 x $75 = $3,160. The 0.3% fee on $3,160 is $9.48. Starter at $39 covers up to 50 units, so software costs $48.48 a month.
Payment timing for seasonal customers
Many RV owners are away part of the year. Autopay helps here, since rent is collected without them thinking about it. Stripe notes bank (ACH) debits can take up to 4 business days to confirm or fail, so allow room before you lock someone out. Cards confirm faster.
Gate access for wide vehicles
Each tenant has a personal code. Past-due accounts lose the code until they pay. Confirm your gate hardware with us before you buy anything. See gate access.

Liens on vehicles
In some states, vehicles and boats follow different rules than storage-unit contents, and some require title steps. Stitch shows lien timelines by state for storage. Treat vehicle cases as something to review with an attorney. This is general information, not legal advice.
Cost and switching
Starter $39 a month (up to 50 units), Pro $99 a month (unlimited), additional facility $59. 0.3% platform fee on rent processed. Free migration in 48 hours. See pricing. To start from scratch, read how to start an RV storage business and the guide on the RV and boat storage business.
Pricing outdoor and covered spaces
Space type changes your price and your costs. A simple approach is to rank your spaces by length and by cover, then price in steps. Check your local market by calling two or three nearby lots and asking for their current rates. Do not copy them blindly: your gate, lighting and distance from town matter. The guide on the RV and boat storage business covers pricing and demand in more detail.
Records worth keeping
For vehicles, the lease should help you identify the unit parked in your space. Many owners collect:
- Make, model and plate of the vehicle.
- Registered owner name and contact.
- Proof of insurance, if your policy requires it.
- An emergency contact.
Stitch holds tenant contacts, a lease and notes for each tenant. Add vehicle details in the notes so you have them when you need them. Ask your attorney what to collect, and what you must do before a vehicle sale. This is general information, not legal advice.
Seasonal patterns
Demand for RV and boat storage often follows the seasons. Think about when people put their vehicles away and take them out. If you see move-outs cluster in spring, plan reminders and a short special for the fall. The Rent roll and move-in and move-out reports in reports show your own pattern, so you plan on facts, not guesses.
Security on an open lot
An outdoor lot needs a fence or clear boundary, a gate, lights and cameras. Software controls who has a code. It does not stop a break-in. Read the guide on facility security and cameras and review your insurance with your agent.
Mixed sites
Many owners have both enclosed units and an RV lot. One Stitch facility can hold both, with different unit types and rates. You get one rent roll, one set of reports and one price: Pro for unlimited units, or Starter if you have 50 or fewer spaces in all.
