If you want a Domico alternative, compare tools on three things: price you can see, contract terms and fit for your size. Stitch Storage is one option for independent owners with 30 to 300 units: $39 to $99 a month, no contracts, and a free migration in 48 hours.

We make Stitch Storage, so read this page with that in mind. Every Domico fact below comes from its own site, a press report or a review listing, dated as of October 2026. Where we could not confirm something, we say so.

Who uses Domico, and why it is a good product

Domico (DomicoCloud) is web-based self storage software from Domico Software of Walnut Creek, California, founded in 1984. Inside Self-Storage reports it has been owned by Fullsteam since August 2018, the same group that owns Storage Commander.

It is aimed at small, medium and large portfolios, per its Capterra listing. Its strengths are real:

  • Long history. The company dates to 1984.
  • Wide feature set. Per Capterra: texting and email to tenants, e-sign leases, online reservations, move-ins and payments, automated delinquency and rate adjustments, multi-property, API, point of sale, accounting, accounts payable and work orders.
  • Unlimited users. The Capterra listing says the price includes unlimited users, support, integrations and training.
  • Free conversion setup. A GetApp listing notes a promotion of free setup for conversions from other programs.
  • Reviewer praise. Reviewers on Capterra mention easy customer setup, detailed delinquency reports and a quick, helpful tech team.

Why some owners look for an alternative

We list only reasons we can source, or that are neutral. Source: Capterra listing and reviews, October 2026.

  • Price details are third-party only. Domico's own site did not load for our research tools (a certificate error), so we could not read a price or terms there.
  • Contract and export terms are not published. We found no public contract length or outbound export guide.

What to look for in an alternative

  1. A published price, or a written quote with every fee itemized.
  2. Month-to-month terms.
  3. Online rentals, autopay and late fees that work without staff.
  4. Lien and auction timelines for your state.
  5. A free or low-cost migration, and a clear way to export your data later.
  6. Support that answers when your gate or payments break.

Our guide to choosing self storage software covers these in more depth.

Who should stay with Domico

  • You use Domico's accounting, accounts payable or work order tools across several properties.
  • You are happy with your support contact and your reports.
  • You would rather not move data when your current setup works.

Stitch is not the right fit for operators with hundreds of facilities or enterprise custom integrations.

How switching to Stitch works

  1. Get your export from Domico. We found no published outbound export guide for Domico as of October 2026. Ask for a full export of units, tenants, leases, balances and payment history. See how to switch from Domico.
  2. Start a free trial. 30 days, no card.
  3. Upload your files. Stitch does not have a preset built for Domico, so we use the generic spreadsheet preset. You send Excel or CSV files and we map the columns.
  4. Read the validation report. It flags duplicates, missing fields and balance mismatches.
  5. Run a dry run. Nothing live changes.
  6. Go live, and roll back if something is wrong. Free, within 48 hours of a complete export.

Balances come in as "Opening balance" ledger entries. Stored card numbers do not carry over, so tenants re-enter a payment method. Details are on free migration and switch to Stitch.

We did not find Domico's contract terms, so read your agreement for the notice period before you cancel. Compare plans on the pricing page. See also what Domico costs.

Move off Domico for free

Send your export. We load your units, tenants, leases and balances in 48 hours, and you keep renting meanwhile.

30-day free trial. No card required. Free migration in 48 hours.

Frequently asked questions

What is a good alternative to Domico?

It depends on your size and needs. For independent owners with 30 to 300 units, Stitch Storage publishes its prices, has no contracts and migrates your data free in 48 hours. Domico may be the better fit if you are in this group: you use Domico's accounting, accounts payable or work order tools across several properties.

How much does Domico cost?

We could not confirm a price on Domico's own site as of October 2026. Ask for a written quote. Stitch publishes $39 to $99 a month.

Can I move from Domico to Stitch Storage?

Yes. Migration is free and takes 48 hours from a complete export. Stitch does not have a preset built for Domico, so we use the generic spreadsheet preset. You send Excel or CSV files and we map the columns. There is a dry run and rollback.

Will my tenants keep their autopay?

Stored card numbers generally cannot move between payment processors, so tenants usually re-enter a payment method. We tell you which tenants need to.
